Pelaburan , Inflasi & Dividen

Cerita 1.

Baru-baru ini PNB mengeluarkan kenyataan dividen dan bonus 8.75% akan tetapi ini adalah pelaburan ketika sebelum masa saham di bursa saham Kuala Lumpur jatuh merudum kerana kesan daripada krisis sub-prima AS.

Namun pelabur unit amanah adalah disarankan terus menambah pelaburan supaya dapat pulangan pada masa depan ketika harga terkini masih rendah ,dan mendapat unit yang banyak.
Semalam penanda aras Indeks Komposit Kuala Lumpur (KLCI) ditutup 8.33 mata lebih tinggi pada 854.80, selepas dibuka tinggi sebanyak 0.04 mata pada 846.51 pagi semalam . Pelabur-pelabur utama menambah pegangan ke atas saham berprestasi ( saham di bawah nilai ).

Cerita 2.

Keadaan semasa harga komoditi minyak mentah jatuh di bawah USD50 setong, dan hari ini USD 43 setong ekoran krisis sub-prima AS. Ini adalah disebabkan permintaan dari Eropah & AS menurun kesan daripada pendapatan rakyat AS terjejas. Pemberhentian pekerja meningkat dan terkini kira-kira 50 juta rakyat AS menganggur. Kini harga minyak petrol RM1.80 seliter..

Namun ketika harga minyak turun , tapi harga bahan makanan masih tak turun-turun. Yang hanya turun roti canai 10 sen . Pasaraya besar utama di Malaysia memukul canang turunkan harga lebih dari 2000 barangan. Adakah barangan ini menjadi keperluan atau sampingan sahaja.
Fikirkan sendiri , pilih mana yang kita nak saja. Yang kita lihat sekarang ini inflasi 5.7% pada bulan November 2008.

Jadi cuba kita bayangkan dengan inflasi 5.7% setahun tetapi dividen KWSP 5% setahun . Adakah wang yang kita ada dalam KWSP mencukupi untuk masa hadapan. Cuba bayangkan secawan kopi 10 tahun lalu dengan sekarang. Sebenarnya kita masih rugi sebab harga barangan semakin lama semakin meningkat tanpa disedari walaupun ianya hanya naik 5 sen setiap 3 bulan .Gaji tak tambah-tambah tetapi perbelanjaan harian bertambah.

Justeru itu pencarum KWSP melabur dalam unit trust untuk jangka masa panjang.

GANDAKAN PELABURAN DAN PULANGAN 100%

Penganalisa pasaran kewangan telah menyatakan bahawa krisis kewangan AS telah berakhir melalui tindakan Senat Amerika Syarikat menyuntik dana berjumlah USD700 billon ke pasaran. Antara syarikat yang telah mendapat suntikan adalah General Motor , American Insurance Group. Manakala hutang Lehman Brother kini telah diambil alih oleh Bank of America.

Yang tinggal adalah kesan kemelesetan ekonomi yang akan berlarutan 12-18 bulan kerana kekurangan kuasa beli rakyat AS kesan daripada krisis sub-prima kewangan AS.

Tahun 2009 jangkaan ekonomi Malaysia akan berkembang 3.5% , AS 1.5%, Jepun 0.5%, Singapura 0% dan China 8.8%. Justeru itu pelabur yang membuat pelaburan ke dalam pasaran Tanah Besar China supaya menambah pelaburan. Dianggar dalam masa 10 tahun akan datang ekonomi China akan lebih besar daripada Amerika Syarikat.

Pelabur unit amanah adalah disarankan menambah pelaburan sebanyak mungkin ke dalam dana-dana pelaburan yang berdaftar . Contohnya jika kita melabur RM100 ribu sekarang akan mendapat pulangan 100% . Ini bermakna jumlah yang pelabur ada adalah RM200 ribu berbanding simpanan yang dibuat di dalam bank.

Dari apa yang telah saya analisa pulangan dana ekuiti adalah lebih dari 100%. Perkembangan di pasaran semasa pelabur masih kurang yakin pasaran untuk pulih. Masalah utama ini adalah masalah keyakinan pelabur bukan lagi krisis kewangan.

Antara Petrol, Beras & Wang



Kalau dilihat kebelakangan ini peniaga buat bodoh aje berkenaan dengan harga barangan terutama peruncit sejak harga minyak diturunkan sebanyak empat kali sebelum ini, dan kini kali ke lima. Adalah memang tidak wajar jika peniaga sebegini diberi nafas lagi...

Persatuan Pengguna perlu mewarwarkan dalam akhbar, laman web mereka menyenaraikan nama peruncit yang tidak menurunkan harga barang. Jika tindakan diambil dan dilakukan secara berterusan dan mapan akan memberi tamparan yang hebat kepada perniagaan mereka. Lantas peruncit akan menurunkan harga barangan.

Beras pula adalah makanan ruji kepada semua rakyat Malaysia tetapi harganya baru nak turun sedangkan harga pasaran dunia telah menurun beberapa bulan lalu. Ini adalah kerana permintaan beras dunia menurun akibat faktor ekonomi semasa.Bila naik harga terus naik maksimum tapi bila nak turunkan harga berperingkat-peringkat. Adilkah?

Setiap wang yang kita belanjakan akan menggerakan ekonomi domestik .Selagi besar wang yang kita belanjakan akan besarlah skala ekonomi kita. Akan tetapi kita wajar membuat pelaburan jangka panjang untuk masa depan kita bukan disimpan di bawah bantal.

This is where you can get paid from the work of others, like being a small business owner or a manager, however, leveraged income does not offer real security, because linear income employees, can quit, find a higher paying job or start their own competing business.


Income Type #3 or Passive Residual Income is the income that allows ordinary people to achieve extraordinary success in a Home Based Business, because every distributor has the same exact opportunity to gain. This means that anyone, regardless of where they live, how old they are, or what their experience is, can earn as much or as little as they like, based on their own commitment and effort.

Greatest Financial Fears

Let's face it, everyone (no exception here) will encounter several personal fears as they go through their life phases. These fears can be about their health, family's well-being, job performance or security, personal relationship, etc. There is one fear which most of us will definitely have to deal with and that is financial fear.

As I read about other people's financial fears, I discovered that they are quite similar to my own fears. I have listed down below several financial fears that the majority of us will encounter.

• Buying a house
• Saving for retirement
• Supporting the family
• Staying at home
• Estate planning or getting a Will
• Investing for the future
• Insurance planning
• Buying a car (or a second car)

The importance of each one will vary from one individual to the other. One person may place buying a house at the top and another may place it at the bottom of the rank. This just shows that every person is unique and will tackle their financial fears to the best of their knowledge or ability and in their own special way.

Out of the list above, my own fears are listed below in descending order of importance:

1. Supporting the family
2. Saving for retirement
3. Staying at home
4. Buying a house

Supporting the family
Before I had children, this fear does not exist and was not on my list. Now I have two kids to support and I realize that this has become a top priority. Parents possess an inner sense of responsibility and wanting what is best for their children and I am no exception.

Besides providing them with the basic necessities in life like food, shelter and clothing, I also want to give them a good education and a good financial head-start if I can.I feel secure knowing that I started to do something very early in their life and this is my way of addressing my top fear.

Saving for retirement
I started to worry about retirement when I had my first child. I was wondering whether I would have enough money for retirement while at the same time, I had to raise and support my family.

My approach in addressing this fear is straightforward and that is to put aside as much of my take home pay each month as possible. This normally ranges from 10 to 20% of my take home pay. For me, this is the simplest and easiest method to do and it works for me. I have direct control over my money and I decide how much to use for expenditures and how much to put towards my retirement fund.

Although I have my EPF savings to rely on , I know that the amount will not be sufficient after I factor in the cost of inflation. Early planning is my way of taking action to address my second top fear. Hence I'm using Unit trust as saving instrument to beat the inflation.

Staying at home
To be able to stay at home would be a nice goal to achieve. It would be great to be able to spend more time with the children and to be more involved in their daily lives. Fortunate for me Unit Trust Consultant has given the flexibility.

Buying a house
Buying a house and taking up a housing loan was one of our fears a few years ago. It required a huge financial commitment and we actually hesitated to take this step for awhile. When we took the plunge we decided earlier on that we did not want to be saddled with a big amount of mortgage debt. We decided to use some of our hard-earned savings to cover part of the house cost.

We took out a loan of 25 years tenure together with MRTA coverage for both of us. We were both committed to reducing the amount paid towards interest payment. Hence whenever we had the extra money, we used it for capital reduction.

So I can strike out this one from my list of financial fears now. For the remaining three, we will continue to monitor and take appropriate actions and we are confident of the positive outcome. Addressing them early means we have a higher probability of succeeding rather than if we take a wait and see attitude.

KWSP TIDAK WAJAR TETAPKAN SYARAT POTONGAN BULANAN

Baru-baru ini KWSP telah mengeluarkan syarat mewajibkan pengurangan potongan 3 peratus daripada 11 peratus berkuatkuasa Januari 2009. Jika kalau kita lihat melalui kenyataan yang telah dikeluarkan, ianya bertentangan dengan pengumuman yang telah dibuat oleh Timbalan Perdana Menteri.

Seharusnya 3 peratus pengurangan potongan bahagian pekerja berdasarkan permohonan daripada pihak ahli .KWSP seharusnya mengeluarkan borang untuk ahli membuat permohonan pengurangan caruman . Pengurangan potongan perlu berdasarkan keperluan ahli. Jika pemotongan berkurangan bermakna tabungan masa depan ahli berkurangan.

MTUC & Persekutuan Majikan Malaysia membantah pelaksanaan yang akan dilaksanakan oleh KWSP ini dan meminta mencari cara lain.

Kalau kita imbas kembali tahun 1997-1998 kegawatan ekonomi lalu kerajaan mewajibkan caruman dikurangkan memberi kesan peningkatan ekonomi domestik 3 kali ganda daripada wang yang dibelanjakan oleh pencarum. 10 tahun lalu kerajaan membuat potongan sebanyak 2 peratus dari caruman.

China is Silent Giant Economy

Last 10 years until 2003, the Shanghai Stock Exchange (SSE) A share index has returned 348%, the Hong Kong Stock Exchange (HSX) has returned 240%, the China Fund, Inc. (CHN) has returned 245%, and the Greater China Fund has returned 363%. China is the world's second largest economy on a purchasing power parity basis and is driven by a population of 1.3 billion people. The Chinese economy has shown resilience in the wake fo the Sichuan earthquake,
even as the State Council called for a 5% cut in government spending to create funding for reconstruction. Government and private business losses from the quake are estimated at a total of 9.5 billion dollars, and the government's spending cut will help finance a 10 billion dollar fund for rebuilding.

China enjoys a household savings rate of more than 40 percent, one of the highest in the world. As incomes rise, newly empowered consumers represent an enormous market potential.

For example, about 4 million mobile phones are sold in China each month, the world's biggest market with nearly 250 million subscribers. That's just 16 percent of the population and sales in the last two years have increased 17 percent.

In the last ten years, $400 billion to $500 billion in foreign direct investment has flowed into the country, more than the rest of Asia combined. The inflow of foreign investment brings with it new business practices, which inject vitality to the old economic system. Since 1993, labor productivity has increased four fold.

Foreign firms account for 65 percent of China's three-fold increase in exports in the last ten years. China's exports to the U.S. have increased from 3 percent to 12 percent in the last 12 years, putting China on a par with the UK.

China's December 2001 accession into the World Trade Organization (WTO) is expediting economic reforms and expected to contribute 1 to 2 percent of gross domestic product (GDP) each year.

RM7 BILLION UNTUK MERANGSANG EKONOMI


Semalam kerajaan mengumumkan pakej rangsangan ekonomi berjumlah RM7 billion . Saya melihat ini adalah petanda yang jelas untuk memberi isyarat kepada kita bahawa kerajaan mahu memastikan ekonomi berjalan lancar. Justeru itu ia akan memberi kesan kepada kita semua. Potongan KWSP juga dikurangkan kepada 8% daripada 11 peratus bagi caruman pekerja.

Minggu lalu Valuecap memasuki pasaran Bursa Malaysia di mana ia telah membeli saham syarikat yang berada di bawah nilai.Kesannya saya melihat ada petunjuk di mana KLCI melonjak naik sejak akhir jumaat lalu.

Memang tidak dinafikan kerana kita seharusnya konsisten kepada pelaburan jangka panjang. Pelaburan jangka panjang akan memberikan pulangan yang lumayan.

EKONOMI , NEGARA DAN ANDA

Pada 11/10/2008 Spekulator mata wang, George Soros menyebut bahawa krisis kewangan kali ini adalah yang terburuk dalam sejarah hidupnya.

Penurunan terhadap pasaran kewangan global berlaku serius dalam bulan ini.Sebenarnya fenomena ini adalah fenomena biasa dalam sistem ekonomi. Kebiasaan ekonomi akan berlaku penurunan selepas 10 tahun. Contohnya pada tahun 1987/88. Malaysia pernah berdepan dengan masalah ekonomi, selepas itu tahun 1998 dan sekarang tahun 2008.Ini dijelaskan sendiri dalam kisah Nabi yusuf yang menyebutkan bahawa pemerintah mesti bersedia untuk berdepan dengan kemelesetan ekonomi dengan menjana perbelanjaan berhemah ketika ekonomi berada dalam keadaan stabil. Apabila ekonomi berada dalam penurunan. Perbendaharaan negara masih mampu menampung kemerosotan tersebut.Dalam kisah Nabi Yusuf. Mesir ketika itu bukan sekadar mampu menangani kemerosotan ekonomi, bahkan mampu memberi pertolongan kepada negara lain.

Firman Allah SWT yang bermaksud :(setelah ia berjumpa Dengan Yusuf, berkatalah ia): "Yusuf, Wahai orang Yang benar (pada segala-galanya)! tafsirkanlah kepada Kami (seorang bermimpi melihat): tujuh ekor lembu Yang gemuk dimakan oleh tujuh ekor lembu Yang kurus; dan tujuh tangkai (biji-bijian) Yang hijau serta tujuh tangkai lagi Yang kering; (tafsirkanlah) supaya Aku kembali kepada orang-orang Yang mengutusku itu, semoga mereka dapat mengetahui tafsirannya". Yusuf menjawab: "Hendaklah kamu menanam bersungguh-sungguh tujuh tahun berturut-turut, kemudian apa Yang kamu ketam biarkanlah Dia pada tangkai-tangkainya; kecuali sedikit dari bahagian Yang kamu jadikan untuk makan. kemudian akan datang selepas tempoh itu, tujuh tahun kemaraun Yang besar, Yang akan menghabiskan makanan Yang kamu sediakan baginya; kecuali sedikit dari apa Yang kamu simpan (untuk dijadikan benih). "Kemudian akan datang pula sesudah itu tahun Yang padanya orang ramai beroleh rahmat hujan, dan padanya mereka dapat memerah (hasil anggur, zaitun dan sebagainya)". (surah Yusuf 46-49).

Ini menandakan bahawa teori ekonomi sentiasa berlaku peningkatan dan penurunan. Oleh itu pelabur jangan panik ketika ini. Pelabur-pelabur unit amanah adalah disarankan membeli secara berterusan kerana penurunan harga memberi peluang kita mendapat unit yang lebih. Apabila ekonomi pulih semula, harga unit akan naik semula dan pelabur akan meraih keuntungan yang sangat lumayan.

Pelaburan melalui KWSP adalah satu cara yang baik untuk persaraan kita . Di mana kita boleh melabur secara konsisten setiap 3 bulan. Mungkin juga kerajaan dah dapat menjangka ekonomi dunia akan meleset justeru pelaburan melalui unit amanah dibuka kepada semua peringkat umur dengan syarat kelayakan yang munasabah . Secara umumnya, pelaburan saham dapat memberikan pulangan terbaik dalam tempoh jangkamasa panjang tetapi disebabkan harganya boleh turun naik terutamanya dalam jangkamasa singkat, ia dianggap sebagai pelaburan yang berisiko. Manakala, bagi pelaburan di dalam unit amanah, risiko telah dikurangkan disebabkan oleh pelbagaian pelaburan. Mempelbagai portfolio pelaburan adalah penting untuk menjayakan matlamat pelaburan seseorang. Manakala pelaburan awal unit amanah RM1000 dan tambahan RM100 pada setiap transaksi. b. Pelaburan Unit Amanah dan Deposit Tetap di Bank
Bagi deposit di bank pula ianya tidak berubah daripada segi nilainya tetapi pulangannya lebih rendah jika dibandingkan dengan pelaburan unit amanah yang mana walaupun mempunyai risiko, tetapi dikurangkan dengan pelbagaian pelaburan yang baik. Biasanya pulangan deposit tetap sekitar 3.00% ~ 4.00% setahun ,ianya ditentukan oleh pihak bank dan bersyarat contohnya tempoh masa dan syarat minimum deposit.

Tetapkan Matlamat Pelaburan Anda !!!

Di sini saya nak beri penjelasan berkenaan pelaburan.. ketika pasaran dunia yang suram..
Walaupun harga turun naik ianya adalah normal masih ramai yang takut untuk membeli kerana risiko kerugian . Akan tetapi kita perlu ambil peluang ke atas harga semasa yang murah di bawah paras harga sebenar saham-saham dari syarikat korporat Malaysia kerana asas ekonomi negara adalah kukuh.
Contohnya, Maybank untung lebih RM2 billion, CIMB Bank RM2.xx billion, Public Bank 1.7 billion , Sime Darby RM2 billion, Telekom RM2 billion , Titan 750 juta.

Kejatuhan syarikat global akibat daripada krisis sub-prima seperti Lehman Brothers, Merry Lynch, American International Group memberi sedikit impak kepada saham syarikat Malaysia. Justeru itu pelaburan untuk jangka masa sederhana dan panjang adalah lebih baik.

Sejarah telah membuktikan bahawa harga saham melambung terlalu tinggi dan jatuh gedebap. Ianya disebabkan faktor permintaan & spekulasi bukan bersandarkan asas satu-satu syarikat. Langkah yang terbaik adalah membeli pada harga yang rendah ketika ini untuk mendapat unit yang banyak kerana jumlah dividen yang dibayar bersandarkan kepada jumlah unit yang dimiliki bukan jumlah wang yang dilaburkan.

Ekonomi Negara Masih Kukuh

WALAUPUN kedudukan ekonomi Malaysia agak tergugat ketika ini akibat kesan krisis kewangan di Amerika Syarikat Tan Sri Nor Mohamed Yakcop menyatakan asas ekonomi negara adalah masih kukuh untuk berdepan masalah ekonomi global ketika ini.

Dia juga mengulas mengenai penurunan harga saham di Bursa Malaysia sebanyak 30 peratus tahun ini kerana pelabur asing menarik keluar pelaburan mereka berikutan kebimbangan dengan ketidaktentuan politik dalaman dan luaran.

Beliau berkata, selain mempunyai asas ekonomi yang kukuh, hubungan baik Malaysia dengan China dan India, dua negara yang sedang pesat membangun juga membantu mengukuhkan perdagangan luar Malaysia.Walaupun Amerika dan Eropah mungkin menyaksikan penurunan dalam pertumbuhan ekonomi, China dan India akan kekal mengalami pertumbuhan kukuh, iaitu masing-masing 10 peratus dan lapan peratus.

Unit amanah sumbang 70 peratus

INDUSTRI unit amanah domestik adalah yang terbesar di Asia Tenggara dengan menyumbang lebih 70 peratus kepada industri pengurusan pelaburan negara. Industri ini terus berkembang sepanjang tempoh enam bulan pertama 2008 berikutan pelancaran dana baru yang membawa peningkatan bilangan unit dalam edaran. Penambahan 35 dana baru menjadikan 530 dana diwujudkan pada akhir Jun 2008.


Pelabur melihat unit amanah sebagai instrumen pelaburan berdaya maju seperti yang digambarkan pertumbuhan bilangan akaun dan unit dalam edaran sebanyak 14.4 peratus dan 10.7 peratus. Segmen unit amanah Islam terus cergas dengan pelancaran lapan dana baru menjadikan keseluruhan 136 dana manakala nilai aset bersih (NAV) meningkat 6.6 peratus kepada RM18 bilion pada akhir Jun 2008. Bagaimanapun, NAV keseluruhan industri unit amanah menurun 5.6 peratus kepada RM159 bilion, mewakili 17.7 peratus daripada nilai permodalan pasaran Bursa Malaysia pada akhir Jun 2008, sejajar dengan penyusutan Indeks Komposit Kuala Lumpur (KLCI).


Pengurus dana unit amanah terus mempelbagaikan portfolio pelaburan dalam pasaran asing berikutan langkah liberalisasi paras ambang pelaburan luar negara yang dinaikkan secara berperingkat kepada 50 peratus daripada NAV dana pemastautin mulai April 2007. Enam bulan pertama 2008 menyaksikan 27 unit dana amanah baru dilancar bagi pelaburan pasaran asing manakala pada akhir Jun 2008, 11 dana melabur RM401 juta dalam aset asing, menjadikan 160 dana melabur RM13.3 bilion dalam pasaran asing. Dana Manah Hartanah (REIT) dan Dana Dagangan Bursa (ETF) pula secara beransur mula mencapai momentum pertumbuhan walaupun jumlah REIT, termasuk dua REIT Islam yang disenarai di Bursa Malaysia kekal pada 13, saiz aset meningkat kepada RM7.7 bilion berbanding RM7 bilion pada 2007. Suruhanjaya Sekuriti (SC) meluluskan REIT swasta pertama pada Februari 2008 manakala ETF Islam pertama di Asia disenarai di Bursa Malaysia Januari lalu, menambah jumlah ETF kepada tiga dalam tempoh enam bulan pertama 2008.


Nilai permodalan pasaran ETF pada akhir Jun 2008 meningkat kepada RM1.2 bilion berbanding RM531.8 juta akhir tahun lalu. Industri REIT dijangka berkembang lagi berikutan pengumuman langkah terkini Ogos lalu bagi mempertingkatkan daya tarikan Bursa Malaysia sebagai destinasi penyenaraian REIT selain menggalakkan industri REIT yang cergas dan berdaya saing. Langkah ini termasuk meningkatkan pegangan ekuiti asing dalam REIT kepada 70 peratus daripada 49 peratus, kelonggaran kepada pengurus REIT menguruskan portfolio mereka dan membenarkan pengurus REIT menerbitkan unit sehingga 20 peratus daripada saiz dana tanpa mendapatkan mandat pemegang unit.

RECESSION & YOU

It seems obvious. The economy is slowing down. There are more challenging times in front of us. Probably it will get worse before it gets better. No, it's not all DOOM AND GLOOM but to keep imagining a goldilocks economy is also naïve.

Things were good, maybe too good for a while. There were some excesses. Some of us lived beyond our means and now we are shifting back to normal. Normalcy may take some time because of the housing inventory, stricter credit availability and some erosion in economic stability.

Is the writing on the wall that there will be some pain in the future? Consider the following

"Oil Jumps Back Above $100 on a Texas Refinery Outage and Possible OPEC Production Cut"

"At the pump, gas prices rose further above $3 a gallon."


"The market was also concerned that rising inflation might make the Federal Reserve reconsider its bias toward lowering interest rates to help the economy."

"Global banks have written down more than $150 billion from bad bets on mortgage-backed securities -- and more losses are expected to the first quarter."


"Credit-card delinquencies are rising across the nation, a sign that some Americans are at the end of their rope financially."


"The price of steel is set to rise after Asian and European producers agreed to pay up to 71 per cent more for iron ore in term-contract rates beginning on April 1, the second-largest annual increase ever recorded."


Bottomline – the speculation about recession is a moot technical debate. We are entering a period of economic slow down and the question is how severe is the slow down and how long will it last? Conclusive answers to these questions are again an exercise in idle speculation about future world events – they can be amusing but hardly productive.


Common sense financial discipline that one needs to keep in mind includes

· Conserve your money: Reduce discretionary spending and extra expenditure. Trim, reduce, defer and tighten your spending habits.

· Stick with your LONG TERM INVESTING PLAN : Don't panic and run for the door or try to time the market or ignore your investing plan. Tweak as needed but stick with your plan.

· Keep your eyes and ears open: Assess your industry, market and company health. Keep your resume current and your network humming. Readiness is the key when the job market starts to weaken!

· This too will pass: Bull, bear, bull … the tide will eventually turn. Keep your head about water, pick up some bargains and enjoy the ride.

KNOWING YOUR ENEMY – INFLATION

Back in 1985, I did remember my late mom gave me RM 0.30. With that I bought nasi lemak which cost me RM 0.20 and a cup of drink. After 22 years the price of nasi lemak has been increased to RM 1.00. The price rise 5 times after 22 years. That's inflation! However, Nasi lemak is still very affordable. Think about your fuel tank now!

Inflation is the rise in the general level of prices of goods and services in a given economy over a period of time. It may also refer to the rise in the prices of some more specific set of goods or services. In either case, it is measured as the percentage rate of change of a price index.

In layman terms, several explanation of inflations is how fast prices rise, or how fast your money becomes less valuable.

What cause inflation
There are two camps that disagreed strongly on the main causes of inflation

Monetarists - argued that MONEY SUPPLY dominated all other factors in determining inflation
Keynesians - argued that it is real demand that causes inflation
But ECONOMY is such a huge subject that there is no one sure thing that causes the other.

How to calculate inflation
A variety of inflation measures are in use, because there are many different price indices.

Two widely known indices for which inflation rates are commonly reported are the

Consumer Price Index (CPI) - measures nominal consumer prices,
GDP deflator - measures the nominal prices of goods and services produced by a given country or region.
Inflation is causing YOUR MONEY to become less valuable, if you do nothing about it.

According to this INFLATION CALCULATOR based on US CPI

What cost $1000 in 1997 would cost $1309.22 in 2007. Also, if you were to buy exactly the same products in 2007 and 1997, they would cost you $1000 and $785.20 respectively.

How to outstrip inflation
For sure, if you do nothing to prepare for inflation effect, your buying power may drop in the future.

Living below your means
Human being is a very flexible creature. When the certain products get more expensive, and it finally hurts our wallet, we will be flexible enough to use less of it. You can either

buy less of the more expensive stuff, and more of the less expensive stuff. OR
let your standard of living fall

Majority neglect retirement plans

KUALA LUMPUR: More than half of Malaysian workers have not prepared for retirement while those who have, only started planning after age 40, according to a survey.

The average age working Malaysians began preparing for retirement was 41, while retirees said they did so at 47.

"That's way too late. It doesn't give them enough time to build their retirement fund," Axa Affin Life Insurance Bhd branding and communications head Cheah Leng Sooi said in announcing the findings of the AXA Retirement Scope 2008.

In the survey carried out by research house Synovate, 313 working people aged 25 and above and 319 retirees aged below 75 in urban areas were interviewed over the telephone.

The survey, part of a global study conducted in 26 countries and involving 18,000 respondents, was undertaken for the first time in Malaysia, from July 23 to Aug 27 last year.

Among those who had planned for retirement, most began after they married, had children, or fell into financial difficulties or had health problems, Cheah said.

Their sources of retirement income included life insurance, Employees Provident Fund and personal savings.

The retired saved an average of RM478 a month, and the working RM704, figures that were considered low compared with other countries.

"Malaysian retirees feel that their retirement income is insufficient to cover household expenses. Their average income is RM1,243 but the amount they need is RM1,568 – a deficit of RM325," she said.

In comparison, Singapore's average retirement income is RM3,690, and the amount needed RM3,465; while Thailand's average income is RM1,276, and the amount needed RM903, according to the survey.

The disparity between high and low income earners in Malaysia is wide, the high-income retirees having four times more than those with low income, the survey found.

Despite insufficient income, three-quarters of the retirees said their quality of life had improved if not remaining the same, while 83% of the working group expect their quality of life to improve or remain the same.

HOW QUICKLY EVALUATE AN INVESTMENT USING THE RULE OF 72

Rule of 72 is a basic investment rule that estimates the amount of time it will take to double your money. It is generally used as a simple and straightforward method for estimating an investment's doubling time or halving time.

How to apply the Rule of 72

These rules apply to exponential growth and decay respectively, and are therefore used for COMPOUND INTEREST as opposed to simple interest calculations.
Years to double = 72 / Interest Rate
Take the percentage of interest on your money and divide it into 72.
For example, an INTEREST compounded at 9% percent would double in eight years (72/9 = 8).
If medical fees increase at 8% per annum, the "rule of 72″ gives 72/9 = 8 years later, your medical bill will double; an exact calculation gives 8.0432 years. After another 8 years, you will need to pay 4 times of the medical bill compared to present situation.
When your unit trust consultant told you that a particular fund gives 100% return in 6 years. You roughly know that the fund's annualized 72/6 = 12% return per annum.
If inflation rates go from 2% to 3%, your money will lose half its value in 36 or 24 years.
A share you bought 8 years ago is only worth 1/4 of its previous value. Using rule of 72 twice, the share shrinks at a rate of 18%p.a. (For the initial 4 years, it falls to half of its value. Wait another 4 years, it falls further to only a quarter remaining)

When to use the Rule of 71, 70 and 69.3

The rule of 72 provides a good approximation for annual compounding, and for compounding at "typical rates" (from 6% to 10%). But there are situation where other rules will give more accurate answer.
low rates - for lower rate than 6%, Rule of 69.3 will give a better result than Rule of 72.
daily compounding - Since daily compounding is close enough to continuous compounding, for most purposes 69.3 - or 70 - is used
higher rates - a bigger numerator would be better (e.g. for 20%, using 76 to get 3.8 years would be only about 0.002 off, where using 72 to get 3.6 would be about 0.2 off). This is because, as above, the rule of 72 is only an approximation that is accurate for interest rates from 6% to 10%. Outside that range the error will vary from 2.4% to ?14.0%. For every three percentage points away from 8% the value 72 could be adjusted by 1.

Millionaire's Estimation

Felix's Corollary provides a method of approximating the future value of an annuity (a series of regular payments), using the same principles as the Rule of 72. The corollary states that future value of an annuity whose percentage interest rate and number of payments multiply to be 72 can be approximated by multiplying the sum of the payments times 1.5.
As an example, 12 periodic payments of $1000 growing at 6% per period will be worth approximately $18,000 after the last period. This can be calculated by multiplying 1.5 times the $12,000 of payments. This is an application of Felix's collorary because 12 times 6 is 72. Likewise, 8 periodic thousand dollar payments at 9% will result in 1.5 times the $8000, or $12,000.

The millionaire's estimation is a simple savings calculator, posing the question "How much must I save per year to have saved $1,080,000?" Of course, the annual interest rate is a factor. In the original challenge, the number $1,080,000 was chosen due to its multiplicative relation to the number 72.

Using Felix's corollary, one can estimate that by saving two-thirds of the total, in periodic deposits, the interest will take care of the rest (since 1.5 times two-thirds will equal the desired goal). So the goal becomes to set aside $720,000 in equal periodic deposits, such that it grows to approximate the target amount of $1,080,000.

If you want to be a millionaire in 12 years, just save $60,000 a year in an investment vehicle that gives you 6% a year. If you want to be a millionaire in 6 years, just save $120,000 a year in an investment vehicle that gives you 12% return per annum.

Summary for Action

The 'Rule of 72′ is a simplified way to determine how long an investment will take to double, given a fixed annual rate of interest. I bet you don't want to bring your financial calculator wherever you go. Just apply the Rule of 72 to quickly make a rough estimate of a particular investment. Try estimate the route your friends or family member can become a millionaire using the Felix's Corollary and the Rule of 72.

How Does Withdrawing EPF Affect Your Retirement Fund?

EPF was started for the sole purpose of forcing employees to set aside a certain percentage of their income for their retirement. It was generally perceived that if the contributions were to be used for other purposes, this would have a detrimental impact on the size of the retirement nest egg.

What is the money you don't have?

Credit card - If you can't afford to pay it in full when the charges is due, it is the "future money", not "current money" that you already have
Mortgage - you use the bank's money to buy a house and stay in it, as long as you are able to pay it back to the financier.
Personal debt - getting a personal loan to spend on something is the stupidest thing to do.
Loan shark - those who don't have CREDIT CARD without proper documents to borrow from banks will look for "favours" from LOAN shark.

What are the things that you don't necessarily need?
Car, a plush house, gadgets and other things that do not fall within your budget. The rule of thumb is to spend less than one third of your income on these items.

Who are the people you don't like?

Friends, colleagues and relatives who like to show off,

You can have a thousand reasons to hate and dislike somebody, but you don't have to hurt your wallet.

Have you ever done something like that?

We sometimes, unknowingly, spend money on instant gratification, only to regret much later. We sometimes also give in to our temptations to buy things that we don't have much use for or things that are impractical.
The next time, before you decide to blow YOUR CASH on something, try to think about how many hours of toiling at work that money equates to. This does not mean you need to stinge on everything that you wish to buy. Only buy something if you really need it.
Although this may sound like easy advice, we always end up faltering. We spend more than that we can earn and in the end, find ourselves struggling to make ends meet.

Pendapatan Tetap & Persaraan

Kadang-kadang kita rasakan pendapatan hari ini boleh menampung perbelanjaan kita untuk hari-hari mendatang. Memang ada kebenarannya .Tapi kalau pendapatan kita sekadar cukup bulan habis belum tentu menjamin kita bila bersara nanti. Katakan bila bersara nanti kita ada EPF RM 100 ribu dan sedikit simpanan RM20 ribu sebenarnya masih tak cukup jika kita teliti untuk 20 tahun akan datang. Anak sekolah dah habis belajar ke belum? Rumah dah habis bayar ke belum?

Ada terdengar juga kawan-kawan untuk buat MLM untuk mendapat pulangan yang berterusan dan konsisten. Akan tetapi kita perlu ingat MLM dan pelaburan persaraan adalah berbeza. Tidak salah jika membuat perniagaan MLM untuk mendapat keuntungan bulanan dan melaburkan sedikit dari keuntungan untuk persaraan. Saya menyarankan anda yang buat MLM secara fulltime buat pelaburan untuk jangka panjang sebab tiada potongan KWSP lagi.

Untuk pengetahuan semua melalui siaran biznews TV3 yang lalu , telah mengeluarkan laporan kajian dari sebuah bank terkemuka yang mana 76% peratus daripada penduduk Malaysia tidak bersedia untuk persaraan. Adakah kita mahu nak termasuk dari statistik ini? Fikirkanlah... Adakah pada usia 55 tahun akan datang kita masih kuat untuk bekerja atau terlantar di rumah. Jika kita tidak berupaya , wang persaraan kitalah yang akan membiayai rawatan kita.Itu kalau ada, kalau takde??

Fikirkanlah secara rasional berapa kos perubatan sekarang? Berapa kosnya akan datang?

Umur & Masa

Pada saya masa itu sangat penting ... Kepada sesiapa yang masih mencari sumber pendapatan alternatif dan tiada had bolehlah melabur dalam unit trust.

Kenapa sekarang?
Pada ketika ini kita punya masa mungkin anda berumur 25 tahun dan simpanan KWSP anda mencecah RM25 ribu.Umur persaraan anda pun masih jauh lagi 30 tahun tu...Jadi anda perlu rebut peluang dan kalau kena pada masanya harganya pun rendah. Kalau dikira anda boleh melabur RM8 ribu X 20% = RM1600 untuk kali pertama.

Bayangkan RM1600 X 4 kali setahun = RM6400 .
Harga beli seunit RM0.25
Kita akan dapat sebanyak 25600 unit.
Dan kita biarkan pelaburan kita selama 3 tahun dividen yang diberi RM0.015/unit
Harga tahun kedua RM0.27
Tahun ketiga RM0.28 ,
Tahun keempat RM0.30

Kita akan mendapat 28459.57 unit saham apabila setelah pembayaran dividen pada tahun ketiga.Jika kita nak keluarkan pada tahun keempat kita akan mendapat 28459.57 X RM0.30 = RM8,537.87

Kalau dikira keuntungannya (RM8,537.87-RM6,400)/RM6,400 X 100 =33.40%
Average keuntungan setahun 33.4/10 = 11.13% setahun .
Lebih tinggi dari KWSP beri pada tahun lepas 5.8%.

Oleh itu rebut peluang . Jangan tunggu orang dah untung baru nak mula..
Ini kerana kita rugi masa dan umur kita..

Pengawal Keselamatan Bank

Minggu lepas selepas masukkan duit dalam sebuah E bank di Century Garden JB saya berjumpa pegawal keselamatan yang bertugas di situ sebelum saya balik ke rumah. Saya berkenalan dengannya.

'Pak cik dah lama kerja kat sini? ' saya bertanya.
'Dah lama' jawabnya.
'Sebelum ni kerja kat mana?' ,saya tanya lagi
'Kerja kat MSC 15 tahun sebelum tu kerja kat S'pore' jawabnya.
'Cik umur berapa sekarang dah pencen ke? tanya lagi.
'Dah 3 tahun pencen.' jelasnya.
'Cik tentu banyak EPF pak cik , CPF (utk pekerja di S'pore) pun ada'. tanya lagi
'Dah habis dah buat renovate rumah, ini yang pakcik kerja untuk makan dan bayar rumah.' terangnya.

Mesej yang jelas dari perkenalan saya dengan pakcik jaga sebuah bank berkenaan menunjukkan wang persaraan tidak mencukupi untuk perbelanjaan setiap hari dan salahguna wang persaraan untuk baikpulih rumah.Seharusnya pakcik ini berehat di rumah waktu usia ini.

Jadi beringatlah dari sekarang kerana harga barang memang meningkat setiap hari. inflasi.inflasi

Persaraan & Anda

Ramai orang tidak mengambil berat tentang persaraan.Yang mereka tahu hanya bekerja untuk mendapat habuan setiap bulan.Bayar rumah, kereta, bil bulanan -telefon,astro,air dan macam-macam lagi..

Tidak merancang untuk persaraan...Bukan semua orang tidak merancang ada orang merancang tetapi jumlahnya sedikit berbanding dengan mereka yang membelanjakan wang habis setiap bulan.Mungkin tak cukup , anak ramai atau gaji kecik/ciput..Semuanya bergantung macam mana nak olah..

Baru-baru ini KWSP mengumumkan dividen 5.8% kepada pencarumnya. Bagaimana yang takde EPF atau kerja sendiri? Barang keperluan pada masa akan datang lebih tinggi dari sekarang!!!Perlu kita ingat.Akan tetapi walaupun KWSP memberi dividen 5.8% kita hanya untung 3.4% setelah tolak 2.5% inflasi tahun lepas.

Kini KWSP memberi kelonggaran mengeluarkan caruman akaun 1 untuk tujuan pelaburan.Ini adalah bagus kerana pencarum dapat mempelbagaikan portfolio kewangannya.Kelebihannya kita mendapat pulangan yang lebih tinggi purata 12-15% setahun , jika kena pada masanya mendapat lebih dari apa yang kita jangkakan.Jangan tunggu lama-lama masa tidak menunggu kita.Ambil peluang cepat kerana umur kita semakin pendek bukan semakin panjang.

Pelaburan KWSP

KWSP telah mengumumkan mulai 1 Februari 2008 pencarumnya boleh mengeluarkan caruman Akaun 1 untuk membuat pelaburan amanah saham (unit trust) .Mereka yang nak melabur kenalah semak dulu baki akaun 1 layak atau tak layak. Fikirkan masa depan....

Walaupun KWSP benarkan kita keluarkan simpanan kwsp ini wang yang dilaburkan tidak boleh diberi kepada pencarum kerana ahli KWSP belum sampai 55 tahun. kena simpan dalam bentuk pelaburan atau pindah semula dalam KWSP jika dah ada untung..

Contohnya,
Umur 30 tahun
Baki akaun 1 RM35,000
Syarat kelayakan RM18,000
Wang boleh dilaburkan : RM17,000

Pilih syarikat pelaburan yang berkualiti,teguh & tak semestinya terkenal.
Fikirkan sebaik-baiknya.. Jadi rebutlah skim berkenaan jika berkenan dihati.

Simpanan Hari Tua

Selamat tengah hari,

Sesetengah orang berpendapat kerja swasta berpendapatan lebih dari mereka yang bekerja di sektor kerajaan.Bekerja di sektor swasta diwajibkan mencarum KWSP bagi kakitangan awam tidak perlu kerana ada skim pencen.

Untuk menjamin pendapatan berterusan dan meningkat seiringan dah lebih dari kenaikan harga barang kita perlu lebih kritikal.Apa instrumen kewangan yang boleh menjana wang kita?Macam mana nak buat?Berapa caj yang dikenakan?

Perlu ingat walaupun kita mendapat gaji RM2000/sebulan belum tentu cukup untuk perbelanjaan bulanan seperti bayaran kereta,rumah, bil air ,api , astro ,telefon.

Bagi yang kerja swasta fikirkanlah , carilah alternatif lain untuk mengekang kenaikan harga barang.
